Gas Safety Certificate
The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe. A 12 monthly gas safety check must be carried out on every gas appliance/flue. A gas safety check will make sure gas fittings and appliances are safe to use.
PAT (Portable Appliance Test)
This is the process where all of the portable electric appliances are tested to ensure they meet high standards of safety.
By keeping a record of all of these details it gives a Landlord an added security of knowing that they are taking precautions to ensure the safety of their equipment. Not only does this make sure equipment runs smoothly and doesn’t hurt anyone, but it can also help in the event of an insurance claim as proof of compliance with health and safety regulations. Once a PAT test has been carried out, a sticker will be placed on its surface to show it has been tested.
EPC (Energy Performance Certificate)
is a five-page document that contains information about a property and how efficiently it uses energy. It is produced using a standard layout showing and advising on, The Energy Efficiency Rating and Environmental Impact(CO2) Rating, Estimated energy use, carbon dioxide(CO2) emissions and fuel costs, Recommendations, Further Measures, Summary of the property’s energy performance related features and Supplementary information, actions and advice, basically a) energy consumption and b) their impact on the environment. All EPC certificates last for ten years.

Rent Warranties
This warranty was introduced to protect our Landlords and to reinforce the references by safeguarding Landlords even further against problematic tenancies. It is very annoying and expensive to deal with a tenant who can’t keep up with rent or an eviction process. This warranty will cover up to £15000 for eviction expenses and up to £3000 for rent per month on 6 or 12 months tenancy.
Debt Recovery & Eviction Services
This could help reduce cost of evicting tenants from a property and consists of three steps. First step is to send your tenant a notice. Liaison with solicitors in regards to claims or arranging a court hearing to obtain a possession order. Lastly arraigning for the court bailiffs to remove your tenant from the property, if they have not left by the date set by court.
